What We Can (and Can't) Assess
During a standard viewing we can observe things like window type, orientation, heating, ventilation, and visible signs of condensation or damp. We can't confirm hidden insulation, diagnose the cause of mould, or guarantee utility costs.
This service is visual attendance, documentation and general design/liveability observations — it is not a formal building inspection, pest inspection, legal advice or property valuation.

Things visible on the day — window type, orientation, heating, ventilation, and visible signs of damp or condensation. We can't confirm hidden insulation or diagnose the cause of any issue we see; it's an informed, honest observation, not a formal inspection.
Q.How much does home-viewing support cost?
From $149 for a quick viewing with photos and video, up to $349+ for a full report plus move-in furniture planning. Final pricing depends on the property and location — DM us for a quote.
Q.Is this only for people moving from Japan?
The viewing service is aimed at people who can't attend in person, most often relocating from Japan. Our interior design and renovation work is open to anyone in Melbourne.
Q.Do you work with rental or share house owners?
Yes — we advise on interior improvements that help a property lease faster. We're taking on a limited number of these projects while we build out this side of the business.
Q.What makes your design approach different?
I look at a home the way my architecture training taught me to — not just layout and style, but insulation, airflow and light. Combined with a Japanese sense of simplicity and function, that shapes every proposal.
